Wrapping up 2023 in our Local Market

Currently, there are a total of 75 homes and condos for sale, down from 81 last year at this time. Of the 76 properties, 12 are pending (16%). There are 43 single-family homes, 9 are pending (21%), and the median price is $1,798,000. At this time, the lowest-priced active Nevada home is $725,000 and the median number of days on the market is 160. In the condo/townhome market, currently there are 33 (up 10% from last year) for sale and the lowest price condo available is $410,000. Of the 33 listed condos, 3 are pending (1%). The median price is $798,000 (up 21% from last year) and the median days on the market is 95.

Of the 90 homes sold in 2023, list price vs selling price was 94%, median selling price per sq.ft. was $648.29 and median days on the market was 95. Median sales price was $1,550,000 and 60% were purchased with cash. In comparison, in the 2022 there were 84 home sales and the median price was $1,552,500, list to sell price was 97%, median selling price per sq.ft. was $663.27, median days on the market was 76 and 37% were cash purchases.

Of the 63 condo/townhomes sold in 2023, list vs sell price was 97%, median selling price per sq.ft. was $571.43 and median days on the market was 97. Median sales price was $675,000 and 43% were purchased with cash. In 2022 there were 85 condo sales and the median price was $680,000, list to sell price was 97%, median selling price per sq.ft. was $593.82, median days on the market was 80 and 26% were cash purchases.

In 2023, the closed volume was $248,604,883 including 152 condo/townhouse and homes sales on the Nevada East Shore; the Zager Group was involved with 24% (36) of these sales. The Zager Group is #1 again in units and volume closed in 2023 on the East Shore of Lake Tahoe, Nevada with over $88,462,600 in closed sales.
